What we offer
Five stages. Each one stands alone.
Each stage is a fixed fee against a written scope, and ends with a document set that is yours outright, whatever you decide to do next. Begin at any stage – or continue, stage by stage, at your option every time.
We begin with a complimentary, no-obligation consultation – in person, on site or remotely – to understand your project and where Lintel can add value. If you decide to go further, the Project Review is the first scoped, fixed-fee stage; its scope, deliverables and fee are agreed in writing before it begins.
Statutory design and submissions always remain with your appointed Qualified Person.
Stage 0 · Before you commit
Project Review
For the owner who has a vision but needs a realistic view of feasibility, cost, appointments and the order of decisions. Follows the complimentary consultation as the first fixed-fee stage.
Typically one to two weeks · fixed fee
You receive
- A Statement of Client Requirements – the brief tested against the property
- A budget appraisal against current market rates and tender evidence
- A constraints report, the recommended team and route, and an indicative programme
- A written recommendation
Stage 1 · Design
Design, with your budget at the forefront
We develop the non-structural interior and document it for tender, with a cost plan beside each option. You can compare schemes with a clear view of what each involves and costs.
Typically four to eight weeks · fixed fee
You receive
- Layouts and space planning, tested against your brief
- Materials and finishes: flooring, walls, stone and tiling
- Furniture, fixtures and equipment (FF&E): sanitaryware, tapware, ironmongery and appliances
- Lighting design and layouts
- Built-in joinery: kitchen, wardrobes, vanities and storage
- Visuals of the key spaces, where they help you decide
- Full specification and schedules, drawn so competing builders price the same job
- A budget beside every option
Where structural design, engineering or statutory submissions are required, these remain with your appointed professionals. Our interior concept and documentation can be prepared to support their work.
Stage 2 · Before you sign
Documentation & Tender
A clear scope creates a fairer comparison. We run the tender, reconcile competing offers and help establish the commercial terms before you appoint the builder.
Fixed fee by scale
You receive
- The licensed professional team appointed where the works need one
- A vetted tender list and a properly run competitive tender
- Bids levelled line by line, and a written award recommendation
- A project-specific Lintel Payment Annex proposed at tender, covering deposits, milestones, off-site materials, variations, retention and claim review
Your money should not be financing work that hasn’t been delivered.
A payment schedule can look reasonable on paper. Yet deposits and milestones may require substantial sums before equivalent work or materials are delivered. If progress stalls, a dispute arises or a contractor fails, recovering money already paid may be difficult.
The Lintel Payment Annex.
For each project we tender, we prepare a project-specific contractual annex setting out when payments become due, how progress is assessed, how deposits, advance payments and off-site materials are treated, how variations are approved and what retention applies. All tenderers receive the proposed terms with the scope, price and programme. It becomes part of the building contract only if you and the builder agree it, with legal advice as appropriate.
During construction, the contractor submits each claim; Lintel reviews it against the agreed terms and the progress observed on site, and recommends an amount; you authorise payment in accordance with the contract.
The Annex is not insurance or a guarantee against contractor failure, and a contractor may negotiate its terms. Its purpose is to reduce avoidable financial exposure through agreed contractual terms, settled before signature.
Stage 3 · While the work is happening
Construction Cost & Commercial Monitoring
Independent construction and commercial monitoring: planned site visits, typically one or two a week as agreed, and one written report every week covering progress, programme, costs, changes and the decisions that need you.
Through the build · fixed monthly fee
You receive
- Planned site visits, recorded and dated, with photographs
- One concise written report every week
- Each progress claim reviewed, and an amount recommended, before you authorise payment
- Variation proposals reviewed and presented for your approval before they are instructed
A planned visit is a snapshot, not continuous supervision. The builder runs the site and its workforce; statutory inspection and certification remain with the appointed Qualified Person. Lintel observes, reviews, coordinates information, advises, reports and escalates.
Payment claims reviewed before recommendation.
Lintel reviews each progress claim against the contract, the supporting records and the progress observed on planned visits, and advises on the amount the evidence supports. The owner retains authority over payment.
Stage 4 · At completion
Completion & Final Account
We remain involved through the agreed close-out process: reviewing defect records, handover documentation, the final account and outstanding obligations during the defects liability period.
Through the defects period · fixed fee
You receive
- A documented defects schedule, with responsibility and evidence of rectification
- The final account reviewed against the contract sum, approved variations and payment records
- Handover records, warranties and maintenance information reviewed for completeness
- Agreed support through the defects liability period
Already underway
You do not have to start at the beginning.
Each of these is a defined scope with a fixed fee and a written deliverable at the end of it.
Builder Selection
You know what you want built, but not who should build it. We assess suitable contractors, put their quotations into a form you can compare, and write the recommendation. You choose.
Tender Check
Quotations in hand and a signature pending. We level the bids line by line, with gaps, exclusions and qualifications identified, and advise before you commit.
Client Representation
Your architect, and perhaps your builder, are already in place. We join from wherever the project stands, beginning with a written baseline of the cost, programme and contract position.
Pre-Purchase Feasibility
For buyers considering a property with works in mind: what it can take, what the works are likely to cost, how long they may take – not a substitute for specialist surveys or approvals.
Project Rescue
Stalled works, a failing builder, a budget that has left the rails. We establish the facts and set out, honestly, whether the project is to be recovered or restructured, and how.
Every fee is fixed against a written scope – never a percentage of what you spend – and we take no commission from anyone. The brochure sets out how our fees work in full.

Begin with a conversation
A conversation, then a written proposal.
The first conversation is complimentary. Then stage, scope, fixed fee and programme – in writing, before anything starts. From there, stage by stage, at your option every time.
